If you’re thinking about buying or selling a house with a pool, there are some important things you need to know—before closing the deal. Pool issues can cost at closing. "If you are buying a house that includes a swimming pool, plan to have the pool inspected separately by a pool specialist, not by your home inspector" - Bob Vila, 2005.

Don’t Rely on a Home Inspector.  Some buyers assume the home inspection covers the pool, but it's rare when it does.  Even if they offer pool inspections, many home inspectors do not have the required expertise to evaluate a pool.  In fact, most home inspection reports include a disclaimer covering the pool.

3. Check Ph
4. Check Alkalinity
5. Check Total Hardness
6. Check Total Dissolve Solids
7. Check Salinity
8. Check Stabilizer Levels
9. Check Phosphate Levels
10. Adjust Basic Chemicals
11. Check Skimmer Basket
12. Test & inspect all pumps for proper operation and leaks.
13. Check Filter Pressure & cartridge
14. Check Main Drain Covers VGB Compliant
15. Test & inspect installed heater for proper operation and leaks.
16. Safety Gate Check
17. Test & inspect salt chlorination system (if applicable).
18. Test control systems both manual and automated for proper operation and communication with wired & wireless controls or remotes (if applicable).
19. Test & inspect auto fill water leveler and feed line (if applicable).
20. Test & inspect pool & spa cleaning system.
21. Inspect all electrical connections for conductivity and proper installation.
